Same Home. A Very Different Buyer Response.

Feature Image

After professional staging and a refreshed approach to the campaign, the eventual offer was $80,000 higher than an earlier offer received. Marketed by Heather Whyte & Terry Ryan

The Situation

The campaign launched while the property was still tenanted. Over two open homes, more than 15 groups came through, but with a family mid-move, heavy furniture and busy rooms were making it hard for buyers to picture themselves there.

One offer came in at $980,000. It was declined.

The home had genuine appeal. Buyers just weren’t seeing it.

The Turning Point

Once the tenants vacated, the team moved quickly. Professional staging transformed each room, making spaces feel brighter and more generous, and new photography captured the home at its very best.

The refreshed listing went live across Realestate.co.nz, Trade Me, Lugtons Social Media, and OneRoof, reaching buyers across every major platform.

The impact was immediate: 13 groups through on the first open home weekend alone, and four offers received before the weekend was over, every one of them over $1,000,000.

The top offer was accepted at $1,060,000, which was $80,000 above the figure that had been declined just weeks earlier.

The Buyer

One buyer tells the story better than any stat can. She had visited during the tenancy, genuinely liked the home, but couldn’t reconcile the presentation with a price above the high $900,000s.

She came back after staging.

She described walking into a completely different home – brighter, rooms that felt bigger, beautiful. Her offer came in above $1,000,000.

That shift in perception is exactly what staging is for.

The Result

94 Wentworth Drive is a standout example of how the right preparation and presentation can completely transform a campaign, turning a single declined offer into four offers over $1,000,000.
