Suburb Spotlight: Much ado about… Maeroa

Are you looking for a family friendly neighbourhood, in a central location, with trendy cafes, and security of an increase in capital investment? Then look no further than Maeroa.

Close to the CBD, in walking distance to FMG Stadium, and within easy access to the Expressway, Maeroa is a suburb that flies under the radar, though we don’t imagine it will for much longer!

Similar in offerings to suburbs such as Beerescourt, Maeroa is quickly becoming one of Hamilton’s hottest property offerings. We take a look at why there is so much to like about Maeroa.

Location, location, location

What are the top three things you should look for as a buyer? Take it from Kirstie and Phil, it’s all about location, location, location. Why? Because location is the one thing you can’t physically change about a property; it affects the overall desirability of an area (in short, the future capital gain of the investment), your lifestyle, and its affordability.

Located in Hamilton’s innermost suburbs, Maeroa is central to almost every amenity you are looking for: the CBD, recreational facilities, schools and supermarkets. What’s more, it’s on the right side of town to be a short drive to hit the beach and offers easy access to the expressway.

Price

To get the best bang for your buck, you want to buy in a neighbourhood that’s on the verge of being ‘the next best thing’. And with residential property prices on the rise, that’s more important than ever. 

In February 2021, property prices increased by 14.6% compared to the same time last year. In the Waikato, the stats were even more impressive, with a median house purchase price increase of 23%, up from $580,000 in 2020 to $713,500 in February 2021. Substantial growth in anyone's book.

Land size

These past 12 months have seen a change in lifestyle for most of us, with more time spent at home. This makes finding a house with a section large enough for the family to enjoy, a priority for many. However, section sizes in the Waikato are decreasing quicker than you can say goodbye quarter acre dream so many buyers are facing a trade-off between suburb attractiveness, house size and land. 

Not in Maeroa. This suburb still offers hidden gems, where you too can own your own green space to stretch your legs or partake in some alfresco dining. There’s also opportunity for development.

Community  

Whether you’re an owner-occupier, or want to rent out an investment property, it’s important to look at what popular community amenities are on offer in your desired location. Normally one suburb doesn’t have them all, but Maeroa could tick a few off your wish list: 

  • The popular Sugar Bowl Cafe has great food, coffee and an even better reputation!
  • Waterworld, the largest swimming complex in the Waikato, complete with a hydro slide, cafe and gym, is a great place to take the kids for the day.
  • FMG Stadium is but a short stroll down the road, so there’s no hassle about finding parking.
  • Flyger and Co. is a great local hairdresser in the heart of Maeroa.

Make your move family-friendly

If you’ve recently traded happy hour for playdates, you’re probably on the hunt for a location that offers a great suburban environment. Maeroa constantly pops up as one of Hamilton’s most family friendly locations. In-zone for a number of centrally located schools, with a range of childcare centres available, there’s also great recreational areas with Minogue Park a short scooter ride away and offering everything from BMX tracks, a playground, netball courts to sports fields.
